Design-Build is a contract method for project delivery in which one entity (DuCon as the Design-Build team) works under a single contract with the project owner to provide Design and Construction Services. One entity, one contract, one unified flow of work from initial concept through completion – thereby integrating the typically individual roles of designer and constructor.

The Design-Build contract method is an alternative to the traditional Plan-Design-Bid/Select-Construct project delivery method. Under the latter approach, Planning, Designing and Constructing are split into separate entities, separate contracts, separate work, and often times disconnected, unilateral processes.

In this model, the owner manages three or more separate delivery contracts. Often, this leads to the owner acting as a moderator between the contractor and designers to resolve issues. as complications arise, the traditional project method permits for ambiguity in accountability, particularly for owners that are not experienced in building or development.

This model depicts how the owner manages only one contract with a single point of responsibility. The contractor and designers represent the same team and collaborate on recommendations and goals of the project. The deviations are handled by the design-build entity and the contractual responsibility is linear to the client.
